Alban Tractor was experiencing persistent leaks on the Remans facility. Their choice for a new roof system by ART Inc. was an easy one after two successful TPO applications on their Baltimore facilities in 2007. The existing roof consisted of a slag covered asphalt built up roof system installed over 1.5" of phenolic foam insulation over a steel deck substrate.
Anyone in the roofing industry should know the potential for perils of phenolic foam insulation board installed over a steel deck substrate. The phenolic foam, when introduced to moisture, has the potential to cause premature failure of building components such as the steel decking and fasteners due to corrosion. It became an immediate concern. Without removing the roof system , there was no way to estimate the extent of any corrosion. Only two areas of the steel decking could be seen from below as an immediate problem, and those two areas looked like every other normal roof system introduced to water from continual leaking. It appeared the plan of attack was wait and see what we uncover.

Research of the phenolic foam industry did reveal a few facts...one of them being that not ALL phenolic foam insulation boards automatically caused corrosion of steel decking or fastener systems. Alban Tractor Company was one of the lucky buildings that fell into that group. The phenolic foam was put down in hot asphalt and NONE of the decking was affected, not even surface rust.

New 1.5" Firestone polyisocyanurate roof insulation was installed once all phenolic foam was scraped and removed. A Firestone .045" mechanically attached TPO roof system.
